When it comes time to presenting your home, there are a few key things to keep in mind. The number one thing is to get rid of all the clutter around the house. The cleaner and neater the house looks, the more it will attract buyers.

If you have outdated kitchen appliances, it will not hurt to update those because a lot of people are pulled towards the kitchen first and that can be positive for the sale. You don’t need to remodel the whole kitchen but at least bring the appliances to current standing.

The other thing that people don’t generally think about is the position of your furniture. The more you have the furniture pushed against the walls the less spacious the home looks. If you furnish your furniture away from the walls and closer together as to form cozy conversational groups, the more spacious the room looks.

Lighting can do wonders. Make sure you increase the wattage in your lamps and fixtures, because this will add warmth to your home which is very welcoming to buyers. A good rule of thumb to remember is to keep 100 watts for every 50 square feet.

Placing accessories can make a room more appealing. You can mix accessories together, and keep in mind that odd numbers are preferred when mixing accessories. Think of a triangle, you want to place the biggest and boldest piece in the back and the smallest in the front. Grouping the items by color or shape give it a maximum effect.

Remember, first impressions are very crucial. Make the outside of your house just as presentable as the inside because the buyer will remember how the house looked on the outside because that is the first thing that they will see. If your lawn needs to be mowed or has deteriorated make sure you touch up on the landscaping and make it presentable. A green lawn makes a huge difference.
